The thickness of the asphalt paving should be 3″ for residential driveways and 5″ for commercial parking lots. Anything less will shorten the lifespan of the asphalt pavement.
This is the addition of a new layer of asphalt over existing asphalt or concrete, usually 2″ thick.
Seals the surface protecting the asphalt for water penetration while also slowing down the sun oxidation process. It will give you asphalt a “new year” appearance.
Cracks are probably the most critical maintenance issue for asphalt. Water getting into the cracks undermines the asphalt, causing deterioration and pavement failure.
Patching is typically done more in commercial environments, where aesthetics aren’t as critical. It’s a valuable process for preventing pavement failure. If looks are important an overlay or removal and replacement are probably a better fix.
